Here’s the scoop: an iconic, family-owned Jersey Shore business is up for sale

The family who owns this Egg Harbor Township ice cream shop is looking to hang up their scoopers and sell the business.

Little’s Dairy Barn on Zion Road is listed for sale for $1.2 million. The asking price includes the building, all equipment, and the business itself as well as a 1.17-acre property featuring a newly renovated two-bedroom, two-bath home.

“It’s been in business about 50 years and has an incredible following,” said listing agent, Chris Losco of Balsley Losco.

The ice cream shop operates seasonally, opening from late March through late September, and “people line up the first day they open,” Losco said.

They also line up to work there. “It’s one of the few businesses that has a waiting list to work there,” Losco said.

Showings on the property began last Tuesday, and since then Losco has had three appointments a day with pre-qualified buyers.

“My phone is ringing off the hook,” he said. “And these aren’t tire kickers. I don’t show it unless you are pre-qualified.”

There have been “a couple” of offers. “But it’s too early in the game,” Losco said.

The business was founded by Robert Little in May 1973. The LaPorte family has owned and operated it since 1998.

“After 27 years, they just want to kinda retire,” he said.

The ranch home on the property was completely renovated and has not been lived in since.

“Everything is brand new — the heating, cooling, electric, plumbing, siding, roofing and windows,” he said.

The primary bedroom has an ensuite bathroom. The home also features a walk-up attic and a half basement.

The median sale price of a single-family home in Egg Harbor Township was $435,000 in October, according to New Jersey Realtors, the trade association representing real estate professionals in the state.

The house could be rented out for about $2,500 per month or used by the business’ owner, Losco said.

“I think everybody’s hope, because it’s such a staple in the community,” he said, “is whoever buys it keeps it the same and expands the business and maybe offers other things.”
